For villa owners

    Your villa, fully run.

The property is not the problem. The operation around it is. That is the part we take over.

    What we do

    The operation, end to end

Handled by people who can be at your property the same day.

    Marketing and channels

Listings kept current on Airbnb, Booking.com and Ctrip, photography direction, pricing input, and a direct website presence that does not depend on a single platform.

    Guest guides and communication

Every guest receives our full guest guide before arrival. Questions are answered by our own team, with someone on the island to act on them, not a call centre.

    Boat, restaurant and activity partnerships

Working relationships with fast boat operators, dive centres, restaurants and guides on the island, so guests get real recommendations and owners get fewer problems.

    Scooters and drivers

Scooter rental and private driver arrangements handled directly, including delivery to the villa and a safety briefing.

    Review management

We ask, we follow up, we respond. Reviews are part of the operation, not something that happens to a listing.

    On island presence

Cleaning coordination, maintenance, restocking and the day to day work that decides whether a property is easy or exhausting to own from abroad.

    Getting started

Three steps, no obligation until step two

    1

    2

    A proposal

A written proposal covering scope, responsibilities and what we would change first. No obligation attached.

    3

    Onboarding

Photography, listings, guest guide, partners and the operational routine set up together, with a clear handover date.

    Questions

    Questions owners ask

What does Penida Society take care of, and what stays with the owner?
We run the operation: listings on Airbnb, Booking.com and Ctrip, pricing input, guest communication, cleaning coordination, maintenance, restocking, reviews, and the boat, scooter, driver and restaurant partnerships around a stay. The owner keeps ownership of the property and the final say on how it is presented and used. The exact split is written down in the proposal before anything starts.
How are bookings and payouts handled?
Bookings come in through the channels we manage and through the website, so the calendar stays in one place rather than spread across platforms. Payout terms depend on the property and the channels used, and are set out in the written proposal we send you. Ask us directly and we will answer plainly for your case.
    What happens during low season?
Low season is worked, not waited out: listings and pricing stay actively managed, and the direct website presence means the property does not depend on a single platform. What that looks like in practice depends on the property and is covered in the proposal. We would rather show nothing than publish occupancy figures we cannot stand behind.
How is maintenance handled when I am not on the island?
Our team is on the island every day. Cleaning coordination, maintenance, restocking and the day to day work are handled by people who can be at your property the same day. You hear what happened without having to coordinate it over WhatsApp from another timezone.
Can I still use my own villa?
Yes. It is your property. Owner stays are blocked in the calendar like any other booking, so the dates you want stay yours. How much notice suits both sides is agreed up front and written into the proposal.
    How do we start?
Three steps. First a conversation about the property, where it is, how it is built and what you want from it, after which we tell you plainly whether we are the right fit. Then a written proposal covering scope, responsibilities and what we would change first, with no obligation attached. Then onboarding: photography, listings, guest guide, partners and the operational routine set up together, with a clear handover date.
